The Impact of Technology on the Building Industry

Barbara Lawlor - Baker Real Estate

Barbara Lawlor, president of Baker Real Estate, provided some insight in this month’s Condo Life Magazine. She spoke about how the building industry and home buyers have been impacted by technology. It’s a great read as she is bang on about everything!

Here is a snippet from the article:

Our Toronto condominiums hold so much international interest that some customers from abroad choose a suite via the Internet alone! Computer technology is so sophisticated now, that it’s the next best thing to being there. Builders are including fabulous graphics, renderings, floorplans and virtual tours. In fact, on the website for The Residences at The Ritz-Carlton, Toronto, you will find tours of two model suites that were created digitally, complete with Pat Baker leading the way.  As for the buildings themselves, web-users appreciate fly-bys, or virtual 3D renderings of the condominium within the context of its surroundings. The experience is like flying — swooping past the exterior and into the lobby, amenities areas and suites.

In short, the web is now a method for people to pre-qualify themselves as
condominium buyers. Of course, nothing replaces the tactile experience of entering
a sales centre and touring a model suite — but remember because of technology,
the world is getting smaller by the minute. Our Toronto condominiums hold so
much international interest that some customers from abroad choose a suite via the
Internet alone! Our Baker site also lists buildings available in the United States and
other countries, so this international
convenience works both ways.

Fujifilm’s 3D Camera

Considering the focal point of our core services incorporate 3D imaging, we always want to keep our followers updated with the latest 3D technology. The popularity of 3D visualization is excelling and in the next few years it will be a standard format for all videos and images.

Fujifilm has been working on the 3D camera and viewing concept for five years and they finally released a working prototype.  The 3D image results can be seen without the need for special 3D glasses and the print is precisely rendered with the fine-pitch lenticular technology.

Unfortunately, from this video, it didn’t fully capture the 3D effect compared to the naked eye. For the full effect, this is something you need to see in person. The release date in North America is approximately one year from now.

The Cost of Real Estate Visualization

The Cost of Real Estate Visualization

We would like to re-visit an article from the Globe and Mail where Brad Lamb was asked a series of questions regarding visualization technologies (model suites, scale-models, renderings, 3D video presentations) used on new development projects.

In the third section of the article Mr. Lamb was asked about the cost of real estate visualization and he replies:

It was very expensive five years ago. We’re starting to see the cost come down a little but it’s still expensive and I wouldn’t say that it’s widespread. Maybe a five minute presentation is going to cost $50 to $75 grand. So the ability to use this technology depends on budget. If you’ve got a hundred-unit building with a marketing budget of $300,000, you couldn’t spend that much. You would build a model suite and have static images and that would be your typical sales set up. But for something bigger, like a $200 million dollar development, $75 grand is a drop in the bucket. So typically it’s the larger scale projects that will use it.

If a builder/developer were to read that response, they would definitely shy away from considering a Virtual Reality video presentation if their next development wasn’t a $200 million dollar project.

We feel that these video presentations are one of the best features when walking into a sales centre as it is attention grabbing; it truly ‘captures’ the lifestyle of a new development. The video can also be mailed out to various prospective home buyers, and realtors in DVD format.

At ADhoc, we work with a number of leading 3D animators while controlling our costs. This allows up to provide this technology to any builder/developer, no matter the size of the project.

On your next project, you should consider utilizing this marketing tool and realize its true benefits!
